112 LTC beds, new construction
The Norwood Nursing Home has been family owned and operated for over 40 years. With an aging building that no longer met Ministry requirements, the owners came to Murphy Partners in 2020 for help finding a new GTA location to build a new replacement Long Term Care facility.
After an exhaustive search failed to find a suitable new property within the budget constraints, Murphy Partners conducted a Site Feasibility Study to propose creative solutions for completely redeveloping their existing property.
The site has numerous constraints such as a tight and narrow shape, strict setbacks on four sides, and challenging Zoning and Urban Design requirements. Meeting MLTC requirements on this site required a unique solution.
Murphy Partners reimagined the existing 60 bed, 3-storey building and conceived of a unique 112 bed, 9-storey building on this tight 11,600 square foot site in Toronto, while also providing residents and staff with a roof top secure garden and underground parking.
The proposal celebrates the small household concept with 16 beds in each Resident Home Area. The RHAs are spread over seven storeys.
The first and second floor levels house administration, amenity and support spaces, while the roof has a secure garden for both program and environmental benefits. Parking is provided on a 1-level underground parkade. There was no space for parking ramps, so the Norwood uses a car elevator and car stackers to double the number of cars that can be accommodated in an absolute minimum of space.
