Brampton, ON

192 LTC beds +& 120 seniors apartments

Origin Group and Indus Community Services formed a partnership to create a combination long term care and seniors apartment facility in Brampton for the predominantly South Asian community. Their vision was to build a beautiful brand-new facility to cater to residents and the community, complete with underground parking and ground-floor access to community services. A large commercial kitchen would service LTC residents and provide meals on wheels for both the seniors apartments above as well as seniors in the community at large.

Murphy Partners conducted a Site Feasibility Study and proposed 192 long-term care beds and 120 seniors apartment units on a very tight 1.06 acre site in Brampton.

The complexity of site location, accessibility, various occupancy, and private buildings’ access led to a combination of three design concepts:

  • 2-storey podium for offices, lobbies, and the long-term care amenity area.

  • 3-storey donut shape with central green courtyard for long-term care.

  • 15-storey partial L-shape tower for seniors’ ap­­artments.

A green roof for the seniors’ apartments provides both aesthetic and environmental benefits. A third-floor green secure courtyard for long-term care was created for the exclusive use of long-term care residents. It also provides amenity spaces, which are positioned around the courtyard, with green views. Parking is provided in a 3-level underground parkade. A covered loading space, accessible parking spaces, and a building drop-off area on the ground floor are linked to the lobby.
