Sienna Senior Living’s Bearbrook is an existing three storey retirement residence in Ottawa. Sienna approached Murphy Partners to conduct a Site Feasibility Study to explore the possibility of a total renovation of the home, as well as a new 2-storey addition to provide a total of 160 fully compliant, post-Covid LTC beds. The converted facility was to be a strategic move to facilitate the retrofit and expansion of other LTC properties in the community.

Post-Covid long term care beds reflect the expanded IPAC requirements arising out of living through a pandemic, such as the ability to isolate residents from each other, disinfection of high contact areas, the use of antimicrobial surfaces, and separating the staff and residents in one RHA from another. Ideally each resident also has a private bedroom with dedicated HVAC and washroom facilities.

Bearbrook is located on a 2.1 acre site in a mixed use/commercial zone in Ottawa, between two main streets. The building setbacks of the new addition were heavily influenced by the nearby hydro lines located along Innes Road and Bearbrook Street. The new L-shaped addition mirrors the location and footprint of the existing building, and accommodates and additional 96 new fully compliant LTC beds.

The design proposed 64 new surface parking spaces under the new addition to accommodate staff and visitors in accordance with Zoning requirements .
