Site B - Existing Retirement Home Conversion to Long Term Care
The client approached Murphy Partners to conduct a Needs and Options Review (NOR) on its site. The challenge was to convert an existing 3-storey retirement home to an LTC home with maximum efficiency. Our analysis found the following MLTC and OBC non-compliances in the existing building that will require fixing before conversion to LTC:
Existing ensuite washrooms do not provide enough space for wheelchair-turning circles.
Doors are not barrier-free accessible.
Existing dining spaces are not sufficient for LTC use and are not located on every floor.
Existing bathing facilities are inadequately sized and are not located on every floor.
Existing amenity spaces will not meet the MLTC minimum area requirements. Some RHAs do not have any amenities within them.
Stairs will not meet OBC requirements for Group B2 (LTC) occupancy.
Murphy Partners provided 1 option (as per the client’s request) for the client’s consideration before concluding the review:
A total of 114 LTC beds provided in one RHA on each of the three floors, utilizing the MLTC Design Variance Standards (Part 3).
Minimal disruption to structural elements. Plumbing stacks will require renovations as the current washroom layouts do not lend themselves to LTC standards.
A minimal addition to the building is required to meet OBC stair requirements and dining rooms capacity
All floors will be fully compliant with MLTC requirements for bathing, dining, amenities, etc’.
Murphy Partners provided floor plans, a full MLTC requirements analysis, and statistics for the number and type of beds in each RHA.
