Site D - Existing LTC Renovation

The client approached Murphy Partners to conduct a Needs and Options Review (NOR) on its existing 3-storey 163-beds LTC. The challenge was to find room for missing or insufficient uses required by the MLTC while retaining as many beds as possible. Our analysis found the following MLTC and OBC non-compliances in the existing building:

  • Existing 2-beds rooms do not meet the MLTC minimum area requirements.

  • Every two 2-beds room shares a single ensuite washroom which includes only a water closet (sinks are in the bedroom itself) and does not provide enough space for wheelchair-turning circles.

  • Doors are not barrier-free accessible.

  • One dining room at grade serves all 5 existing RHAs.

  • Bathing facilities are inadequately sized.

  • Amenity spaces do not meet the MLTC minimum area requirements. Some RHAs do not have any amenities within them.

  • Utility rooms, medication rooms, and mobile floor lift storage rooms are not sufficient in existing RHAs.

  • Not all RHAs have access to a therapy room on their floors.

  • Public washrooms are not sufficient.

The client must renovate the facility to meet current MLTC standards.

Murphy Partners provided 3 options for the client’s consideration before concluding the review:

  1. 76 beds in one RHA per floor (3 total). This option focused on staying within the existing building envelope to minimize renovation costs.

  2. 108 beds in one RHA per floor (3 total). This option proposes modest additions to existing bedrooms to meet MLTC area requirements for basic (2-beds) rooms.

  3. 173 beds in 5 RHAs (2 per level 2 & 3 each). This option maximized the number of beds by adding area around the entire building to accommodate more units and the amenities required to support them.

Each option provided floor plans, a full MLTC requirements analysis, and statistics for area requirements and the number and type of beds in each RHA. We also provided statistics for the existing conditions for comparison.
